Fair Housing as a Pillar of National Progress

Our commitment to Fair Housing is more than a matter of legal compliance; it is a profound belief in the principles that underpin a prosperous and unified Zambia. The ideal of "One Zambia, One Nation" is directly reflected in the right of every citizen to access housing without prejudice or favour. A property market that is open and equitable to all, regardless of tribe, origin, creed, or any other protected status, is a catalyst for national progress. It fosters social cohesion, reduces economic inequality by enabling broader access to the wealth-generating power of property, and creates the stable, integrated communities that attract long-term investment. Upholding these principles is not simply our duty as a platform; it is our contribution to building a stronger, more just nation for all.

Putting Fairness into Practice: A Note on Unintentional Bias

We recognise that the vast majority of property professionals are committed to fair and ethical practice. The most common challenge, therefore, is not overt discrimination, but rather the risk of "indirect discrimination" arising from seemingly neutral policies. For instance, a rigid requirement for all rental applicants to provide only formal, salaried payslips may appear objective, but it could unintentionally exclude a vast pool of creditworthy self-employed entrepreneurs and those who thrive in Zambia's vital informal economy. We urge our partners to constantly review their standard procedures and to focus on the core objective—such as an applicant's demonstrable ability to afford the rent—rather than a single, inflexible method of proof. True fairness lies in creating inclusive, objective criteria that assess an individual's merits, not their adherence to a narrow set of conventions which may carry unintended bias.
