We recognise that the vast majority of property professionals are committed to fair and ethical practice. The most common challenge, therefore, is not overt discrimination, but rather the risk of "indirect discrimination" arising from seemingly neutral policies. For instance, a rigid requirement for all rental applicants to provide only formal, salaried payslips may appear objective, but it could unintentionally exclude a vast pool of creditworthy self-employed entrepreneurs and those who thrive in Zambia's vital informal economy. We urge our partners to constantly review their standard procedures and to focus on the core objective—such as an applicant's demonstrable ability to afford the rent—rather than a single, inflexible method of proof. True fairness lies in creating inclusive, objective criteria that assess an individual's merits, not their adherence to a narrow set of conventions which may carry unintended bias.
